The exact services below are the work M&R Jackson provides. Fees are explained upfront, and the outcome of any property will depend on its condition, location, demand, and booking performance.
Six top-level services
Start with the service that matches where you are. We can explain the detail, scope, and costs for your property before anything is agreed.
We assess suitability, potential earning performance without guarantees, permissions, planning, and readiness before accepting a property. You get a practical view of what needs checking and what the operating relationship would involve.
We arrange professional photography, curate the listing on the landlord’s personal profile, set up the relevant channels, and prepare the property and operating plan for launch.
Our flagship service runs under a flexible rolling agreement at a flat percentage of gross booking income. It is all-inclusive as supplied by the Property Partners team and covers professional marketing photography, multi-channel guest management via Hospitable, listing curation, and end-to-end guest damage handling.
We handle guest enquiries, reservations, messaging, ID verification, house rules, arrival information, check-ins, check-outs, and damage or changeover documentation.
We coordinate smart keyless access, safety and party protection, compliance-first checks, and the practical care that keeps the property secure and presentable. Optional maintenance support is set out below.
We provide clear monthly reporting, bill administration where applicable, visible deductions, and owner payments. Income can vary; no fixed or reliable income level is promised.
Optional packages
An annual cost per property paid in advance with pro-rata refund where applicable. It includes standing authority within agreed bands, emergency response, written inspections, preventative servicing, and coordination of maintenance issues. The cost of works is separate, approved within the agreed authority, and shown clearly.
A cost per property per month based on physical property size. We source, deliver, count inventory, and restock guest toiletries, hand soaps, kitchen essentials, and turnover-cleaning supplies. The agreed amount is shown as a clear line on the monthly statement.
Standalone compliance services
Compliance needs vary by property and local authority. These are the two standalone services available when you need a clearer assessment or help coordinating certificates.
A physical or remote review of the property’s safety, planning, Article 4, and Use Class C5 position, with the findings explained before you decide what to do next.
We coordinate the certificates you ask us to arrange. A standard full set of six certificates is available, with professional provider costs separate and explained upfront.
Any professional works or certificates are separate costs, quoted before approval and not marked up by the M&R Jackson Property Partners team.
Dedicated white-label service
For property managers and hosts who want the operational work handled without handing over their business. You keep your own brand, owner relationships, contracts, fee, and margin. We handle the agreed backend scope: messaging, dynamic pricing, and cleaner scheduling.
