M&R Jackson handles the day-to-day short-stay operation—from guest communication and changeovers to pricing, maintenance coordination, compliance tracking and owner reporting—while you keep ownership, access, important decisions, and a clear view of what is happening.

Every property is assessed before M&R Jackson formally accepts it for management. We review the practical, financial, and compliance position before confirming the scope and terms.

What it costs

One clear fee, clearly explained.

Management is 15% of booking income for the agreed day-to-day management scope. Compliance coordination and maintenance coordination are separate services, quoted separately. There is no setup fee, no exit fee, and the agreement rolls on with 30 days’ written notice either way. Booking-platform commission is taken before booking income is calculated.

Compliance coordination

A clear compliance position before launch.

Different requirements may apply depending on the property; there is no single universal “property compliance certificate”. The owner remains legally accountable. You can arrange required compliance independently or ask M&R Jackson to coordinate it.

This fee is for our coordination/service work. M&R Jackson does not issue statutory certificates itself. Where third-party inspectors, engineers, electricians, or other professionals charge for certificates or work, those costs are separate unless explicitly stated otherwise.

MAINTENANCE COORDINATION

Small issues handled before they become expensive ones.

Our Maintenance Coordination service costs £395 per year, providing a structured approach to routine maintenance, repairs and preventative work throughout the property. Rather than waiting for problems to escalate, M&R Jackson coordinates approved maintenance requirements, helping owners keep their properties operational and properly maintained.

The £395 annual fee covers maintenance coordination and administration. The cost of contractors, repairs, replacement items, materials and other property expenditure is separate.

Optional Property Maintenance Reserve

Where available, owners may choose to maintain a Property Maintenance Reserve — money belonging to the owner that is allocated for approved property-related maintenance and expenses. The reserve is not a loan, credit facility or money provided by M&R Jackson. It remains the owner’s money and is used only in accordance with the agreed terms and authorised property expenditure.

Consumables & Restocking Coordination

Keeping your property stocked, consistent and guest-ready.

M&R Jackson coordinates the everyday essentials required to keep your property ready for each stay. During scheduled turnovers, the property's cleaner monitors stock and reports items requiring replenishment. M&R Jackson then coordinates the sourcing and purchase of agreed supplies, with the cleaner replenishing them during the normal turnover.

Owner funds

Your Consumables Fund

Owners can maintain a dedicated Consumables Fund for their property. This allows approved everyday supplies to be purchased when required without seeking separate authorisation for every routine order. Where practical, M&R Jackson may purchase suitable products in bulk to help reduce unit costs and maintain consistency across guest stays. Only approved purchases are deducted from the property's Consumables Fund. Any unused balance remains allocated to that property. Subject to the owner's agreed instructions, available funds can remain for future consumables, be reallocated to the property's Maintenance Reserve, or be returned to the owner on request.

How the Consumables Fund Works

A 2-bedroom property has a recommended Consumables Fund target of £100. If £63.40 of approved products are purchased, £36.60 remains in the property's Consumables Fund. The next required top-up would therefore be £63.40, restoring the fund to its £100 target, rather than automatically collecting another £100 regardless of the remaining balance.
