A separate landlord option
Rent-to-Rent is not standard property management. M&R Jackson takes the property on an agreed lease and makes an agreed fixed monthly payment to the landlord regardless of occupancy, carrying the risk of empty periods and seasonality ourselves.
Offers are property-specific and never automatic. We assess the property’s realistic booking potential, slower periods, operating costs, and financial resilience before deciding whether we are prepared to assume the fixed-rent exposure. Not every property qualifies, and we do not guarantee booking income or acceptance.

The distinction
Management shares the result. Rent-to-Rent takes the obligation.
With standard management, the landlord remains exposed to occupancy and seasonal variation. With Rent-to-Rent, we take the lease obligation and operate the property ourselves.
What the landlord gets
The appeal is certainty and distance from the daily operation. You know what the agreed monthly payment is, what we are responsible for, and what condition the property should be returned in.

What we take on
Rent-to-Rent only works when the operator is willing and able to carry the obligations properly. We take on the work and the downside that comes with operating the property.
We remain responsible for the agreed rent even when occupancy is lower than expected.

We take on the running costs connected with the agreed accommodation model.
We manage the response and carry responsibility beyond what specialist cover does not resolve, as agreed in the contract.
We carry the commercial risk of seasonality, changing demand, and relevant operating rules.
Qualification before commitment
We do not force a Rent-to-Rent offer where the property cannot support it. We review realistic booking potential, slower periods, operating costs, and financial resilience alongside the legal, practical, and operating position. If a property does not meet our Rent-to-Rent criteria, M&R Jackson may instead offer Property Management where appropriate.
Any lender, freeholder, lease, or superior landlord restrictions must allow the proposed arrangement.
We check the local planning context, including the London annual short-let night rule and whether another lawful operating route is needed.
The cover must reflect paying guests and the actual way the property will be operated.
The property is documented with an agreed inventory and dated photographs so condition is clear from the outset.
